Barndominium Builders in Chickasha, Oklahoma
Chickasha sits on the Washita River in Grady County, close enough to the Oklahoma City metro for a commute and far enough out that acreage is still within reach. That combination makes it a natural place for a barndominium: a house, a shop and room for livestock or equipment on one or more acres at the edge of town. We plan and build these projects from the first sketch to the final inspection, whether you want barndominium kits to erect with your own help, a pole barn home with a wide clear-span shop, or a turnkey build. Inside the city, the Community Development department handles plan review, building inspection, zoning and floodplain administration, and permits, contractor registrations and inspections run through the city's MyGov portal. The city also writes its own lot rules for the A-1 Agricultural District and keeps a close eye on creek floodplains, so the site plan matters as much as the floor plan. Licensed trade contractors handle plumbing, electrical and HVAC. Share your address or parcel number and we will check its zoning, its flood zone and the setbacks before design begins.

City of Chickasha Community Development Department (Building Inspection and Plan Review)
The city states that building permits must be obtained before improvements or alterations to a property, and it handles permitting, inspections and contractor registration through MyGov. A new house may not be occupied until all final inspections are complete and the building inspector approves it. Sites in a special flood hazard area face added elevation rules. Rural land outside the city limits is in unincorporated Grady County, which has its own process.

- Residential code adopted
- Sec. 10-135 of the city code adopts the International Residential Code/2018 with the state modifications (latest amendment Ord. No. 2023-11, 6 March 2023; Municode version of 5 March 2026). The same section says new code years and amendments adopted at the state level take effect in the city automatically six months after the state effective date unless otherwise amended.
- Occupancy after final inspection
- Under Sec. 10-137, new residential construction may not be occupied for residential use until all final inspections are complete and the building inspector has approved the structure.
- A-1 Agricultural District lot rules
- Sec. 54-32 permits a single-family dwelling plus barns, sheds and other farm buildings in A-1. Each dwelling and its accessory buildings need at least one acre; buildings sit back 100 feet from section-line roads and 25 feet from other roads, with 25-foot side and 50-foot rear yards; coverage is capped at 25 percent and height at 35 feet.
- Creek and river floodplain
- The city's flood page names the Washita River, Line Creek and Congo creeks as areas particularly susceptible to flooding, and says elevation certificates are required for all new construction and substantial improvements in the special flood hazard area, where the lowest level must be elevated above the base flood elevation.
- Permits and registration online
- The Community Development department groups building inspection, planning and zoning, plan review, floodplain administration and code compliance, and the city uses MyGov for contractor registrations, permitting and inspections (city page, read 26 September 2026).

Building on land near Chickasha
A barndominium on the edge of Chickasha usually lands in the A-1 district, where one acre per dwelling is the floor but the 100-foot setback from a section-line road can push the house well back on a narrow tract. Check the 25 percent coverage cap early if the shop is large. Low ground near the Washita River and the creeks through town can fall inside a mapped flood hazard area, which brings an elevation certificate and a raised finished floor. Beyond the city limits you are in Grady County, where the rules change, so confirm which side of the line the parcel sits on.
