City of Ardmore Community Development, Building Inspections Division
Inside Ardmore, the Community Development department takes the residential building permit application, reviews the plans and issues certificates of occupancy. The application needs a site plan, setbacks, the construction type and the plumbing, electrical and mechanical contractors. Trade inspections are requested by the licensed contractor, at least a day ahead. Land outside the city limits falls under Carter County instead.

- Residential code adopted
- Sec. 6-1 of the city code adopts the International Residential Code, 2018 edition, as the Residential Code of the City of Ardmore (latest amendment Ord. No. 3157, 20 June 2023; Municode version of 21 May 2026). That is the city's own adoption as recorded on that date.
- Design values in the city table
- Ardmore's inserts to Table R301.2(1) set a ground snow load of 10, a wind speed of 80 mph, seismic design category B and a frost line depth of 18 inches, and record FEMA community number 400031 with a flood map adoption date of 19 April 2010. These are the City of Ardmore's figures only.
- AG Agricultural District
- Sec. 405 of the Unified Development Code describes the AG district as land for agriculture or mineral extraction on parcels of 20 acres or more. Residential tracts are permitted, but public sewer and fire protection may not be provided, and sewage lagoons are not an acceptable form of sewage disposal within the city limits.
- What the permit form asks for
- The city's residential building permit application offers wood or metal as the type of construction, requires a site plan with the permit, and asks for the plumbing, electrical and mechanical contractors; those trade inspections must be requested by the licensed contractor.

Building on land near Ardmore
The big question on Ardmore acreage is sewage. Land zoned AG is meant for tracts of 20 acres or more, city sewer may not reach it, and a lagoon is off the table inside the city limits, so the soil has to support another kind of on-site system or the house has to reach a main. Look at the flood map with the permit office before an offer; the office keeps the FEMA maps the city adopted in 2010. If the parcel is just outside the limits, Carter County rules apply instead.
