The Building Division reviews plans, issues permits and inspects all structures inside the City of Ada. A building permit is required for any structural construction, including new homes, garages, carports and accessory buildings, and separate permits cover electrical, mechanical, plumbing and storm shelter work. Applications and inspection requests run through the city's online permitting portal. Land outside the limits follows Pontotoc County and DEQ rules instead.

Residential code adopted: Section 18-181 adopts the International Residential Code, 2018 edition, with appendices A, B, C, G, H, J, M, N, P and Q, as amended and modified for Oklahoma; last amended by Ord. No. 22-11 on 5 December 2022 (Municode version of 22 June 2026). That is the city's own adoption.
No stand-alone accessory building: According to the city's permit FAQ, city ordinances prohibit building or moving in a stand-alone accessory building on a lot without a residence on the same lot, and any residential structure over 200 square feet requires a building permit.
Buildings built off-site: The city generally does not allow buildings built off-site unless specifically approved; sheds sold as unsuitable for residential use cannot be converted to living space, and a factory-built unit must be constructed to International Residential Code standards to get a permit.
Storm shelter permit: The city's list of required permits includes a permit for the installation of above-ground and underground storm shelters, separate from the building permit for the house.
Airspace check near the airport: The city's development contact list (updated 1 May 2026) asks builders to contact the Airport Manager when a structure is taller than its surroundings or a crane is used; if an Airspace Permit or study is required it must be completed before permit issuance, and parcels in the Runway Protection Zone carry specific requirements.

Do I need a building permit for a barndominium in Ada?

Yes, inside the city limits. Any structural construction, including a new home and its attached or detached shop, needs a building permit from the Building Division, which reviews the plans and inspects the work under the residential code the city adopted. Electrical, plumbing and mechanical permits are separate and are pulled by licensed trade contractors.

Can I build the shop first and the house later on a city lot?

Not as a stand-alone building. Ada's ordinances do not allow an accessory building on a lot without a residence, so the usual answer is a shop house: the shop and living space in one structure, with the interior finished in stages if the budget needs it.
