City of Shawnee Building Inspections Division

Within the city limits, the Building Inspections Division reviews construction plans, issues building permits and carries out the field inspections for a new home and its shop. Trade permits for plumbing, electrical and mechanical work are pulled by the licensed trade contractors. Land beyond the limits is unincorporated Pottawatomie County or another town, and a different set of rules applies there.

The city permits page states that Shawnee follows the 2018 ICC construction codes with the amendments adopted for Oklahoma, effective February 21, 2023. That is the city's own adoption as published on its permits page, read 26 September 2026.

Transitional Agriculture district
The TA district preserves large tracts for farming and ranching. Its dimensional table sets a minimum lot of 2.5 acres and 100 feet of width, maximum lot coverage of 10 percent, front and rear setbacks of 50 feet, side setbacks of 20 feet and a 35-foot height limit (Section 22-183).

Acreage subdivisions developed as build-through acreages must cover at least 40 acres, and half of the property is set aside with a deed restriction: no further subdivision and no new structures on the set-aside until community water and sewer reach it.
