Residential code adopted
Section 4-1-1 of the Jenks City Code adopts the 2018 International Residential Code for One and Two Family Dwellings and Townhouses, as amended and modified by the Oklahoma Uniform Building Code Commission, most recently through Ord. Section 16-3-1 of the Unified Development Ordinance sets a 2-acre minimum lot and a 150-foot minimum width in the AG district, with a 35-foot height limit. The RE residential estate district requires 24,000 square feet and a 150-foot width.

Arkansas River floodplain
For land outside the levee but within the Arkansas River floodplain (100-year and 500-year), and not in the river channel or floodway, Section 16-6-8(M) states that single-family residential developments are not allowed (Ord. No. 1644, 18 June 2024).

Lowest-floor elevation
In special flood hazard areas with base flood elevation data, new homes and substantial improvements must have the lowest floor, including any basement, elevated one foot above base flood elevation, certified to the city Floodplain Administrator by a licensed professional (Section 16-6-8(M)(1)).

Land near the river can fall inside the mapped Arkansas River floodplain, and outside the levee the code rules out new single-family homes there, so a cheap riverside tract may not be buildable at all. On higher ground, AG zoning asks for two acres and 150 feet of width, while the RE district allows a smaller estate lot of about half an acre. Disturbing an acre or more of ground generally brings a stormwater pollution prevention plan into the job.
